The department is seeking community feedback on the proposed sale by direct negotiation of Crown land located at Wallacia.

Crown Lands are considering the sale by direct negotiation of land located at Wallacia, being Lots 3 and 4 in Deposited Plan 18701 and Lot 1 in Deposited Plan 1254545.

The land proposed to be sold is occupied by a clubhouse, car park and part golf course and is leased to St Johns Park Bowling Club.

A sale by direct negotiation means that the Crown land manager will negotiate exclusively with the current lessee for the sale of the land as opposed to offering it for sale through a public competitive process. This is being considered as the best option given its use.

If the sale proceeds, the proponent intends to continue to operate the clubhouse and surrounds as a registered club, maintaining the club as a social and community facility.

Where is the land located?

The Crown land is identified as Lots 3 and 4 in Deposited Plan 18701 and Lot 1 in Deposited Plan 1254545, located at 13 Park Road in Wallacia NSW 2745. The total area of the Crown land proposed for sale is 1.6961 ha.

What is the Crown land currently used for?

The land is occupied by a clubhouse, car park and part golf course and is leased to St Johns Park Bowling Club.

Why is the department proposing to sell this land?

The land was originally purchased by the Crown land manager as a part of the broader golf course to expand critical cemetery and burial space within the Greater Sydney area.

The Crown land manager has identified that the clubhouse land is not suitable for cemetery purposes. The department has assessed the subject land and determined that the sale of the land will not negatively impact the community as the land will continue to be used for its current purpose. The department has also determined that the land is not suitable to contribute to the current government housing policy. Therefore, the department is considering the proposal for the Crown land manager to sell the land by direct negotiation to the current lessee, St Johns Park Bowling Club.

What will happen to the land if the sale proceeds?

If the sale proceeds, ownership of the land will pass to the lessee in freehold and the land will no longer be Crown land.

The lessee will continue to operate the clubhouse and surrounds as a registered club, maintaining the club as a social and community facility.

How will the land be sold?

A proposed sale by direct negotiation with the current lessee is being considered as the best and most appropriate option given the circumstances.

A sale by direct negotiation means that the Crown land manager will negotiate exclusively with the current lessee for the sale of the land as opposed to offering the land for sale through a public competitive process.

If the sale of land is approved, the sale will be carried out in accordance with land by direct negotiation policy IND-O-182 V6.0 and the sale of Crown land policy IND-O-251 V3.0.

When will the department make a decision?

The department must follow the steps outlined in the Community Engagement Strategy. A decision will be made after the 28-day consultation period is completed and the department has reviewed all comments and feedback provided by the community and stakeholders.

There is no guarantee that the proposed sale will progress.

How will the department consult the community?

The notification period for this proposed dealing is 28 days, commencing from Wednesday 19 June 2024 and closing at midnight on Wednesday 17 July 2024.
